Prevention Is Cheaper Than Repair

A water heater that fails catastrophically, a sewer line that backs up on Thanksgiving, a burst pipe in January — these are almost always the result of problems that built up over months or years.
This checklist covers everything a Northern California homeowner should inspect once a year to keep their plumbing in good shape.
Water Heater Maintenance
Flush the Tank
Sediment builds up at the bottom of your water heater tank over time, especially in areas with hard water like Dixon, Winters, and West Sacramento. This sediment reduces efficiency and shortens the unit's lifespan.
Once a year, drain 2–3 gallons from the drain valve at the bottom of the tank to flush out sediment. If the water comes out cloudy or gritty, continue until it runs clear.
Test the T&P Relief Valve
The temperature and pressure relief valve is a critical safety device. Lift the lever briefly — water should flow freely through the discharge pipe and stop when you release it. If it drips continuously or doesn't release at all, replace it.
Check the Anode Rod
The anode rod inside your water heater sacrifices itself to prevent tank corrosion. After 3–5 years, it may be depleted. A plumber can inspect it during an annual service visit and replace it for around $20–$50 in parts — far cheaper than replacing the entire water heater.
Drain and Sewer Line Maintenance
Clean Drain Stoppers and Strainers
Pull out drain stoppers in all sinks and bathtubs. Remove hair, soap buildup, and debris. This takes 5 minutes and prevents the majority of household drain clogs.
Run Water in Unused Drains
If you have a guest bathroom, basement drain, or utility sink that rarely gets used, run water through it for 30 seconds. This refills the P-trap — the curved pipe section that holds water to block sewer gas from entering your home.
Watch for Slow Drains
Note any drains that are slower than usual. A gradually slowing drain is an early warning sign of a building clog or tree root intrusion in the sewer line. Address it now before it becomes a backup.
Fixture and Supply Line Checks
Inspect Under Every Sink
Open the cabinet under every sink in your home. Look for moisture, drips, corrosion on supply line connections, and any signs of water damage on the cabinet floor. This is where most household leaks start.
Check Toilet Components
Remove the tank lid and flush. Watch the flapper — it should seal completely after the tank refills. A running toilet can waste 200+ gallons of water per day. Also check the base of the toilet for any rocking or moisture, which indicates a failing wax ring.
Test Shutoff Valves
Turn each fixture shutoff valve (under sinks, behind toilets, at the water heater) off and on. Valves that sit untouched for years can seize up, making them useless in an emergency when you need to shut off water quickly.
Inspect Washing Machine Hoses
Rubber washing machine hoses are one of the most common sources of catastrophic water damage in homes. Check for bulging, cracking, or signs of wear. Replace rubber hoses with braided stainless steel hoses — they last longer and are far less likely to burst.
Outdoor and Seasonal Checks
Inspect Hose Bibs and Outdoor Faucets
Turn on each outdoor faucet and check for leaks at the handle and where the pipe exits the wall. A dripping hose bib wastes water and can cause exterior wall damage over time.
Check Irrigation Systems
If you have an irrigation system, run each zone and walk the lines looking for soggy spots, broken heads, or areas where water pools. Underground irrigation leaks are common in Woodland, Davis, and Esparto where tree roots are aggressive.
Clear Roof Gutters and Downspouts
While not plumbing in the traditional sense, clogged gutters direct water toward your foundation instead of away from it. This increases the risk of slab leaks and foundation damage — issues we see regularly in Northern California homes.
When to Call a Plumber
You can handle most of this checklist yourself. But call a professional for:
- Water heater service — Annual flush, anode rod inspection, and efficiency check
- Sewer line camera inspection — Recommended every 2–3 years for homes with mature trees nearby
- Leak detection — If your water bill has increased or you suspect a hidden leak
- Repiping consultation — If your home has galvanized steel or polybutylene pipes (common in homes built before 1990)
